طراحی مدل فراترکیب رفتار خریداران مسکن با استفاده از پلتفرم‌های آنلاین

چکیده
پژوهش حاضر با هدف طراحی مدل فراترکیب رفتار خریداران مسکن با استفاده از پلتفرم‌های آنلاین انجام شده است. این پژوهش از نظر هدف، کاربردی و از نظر روش، توصیفی ـ تحلیلی است که با استفاده از روش فراترکیب انجام شده است. در این پژوهش، به‌منظور شناسایی، تحلیل و ترکیب نظام‌مند یافته‌های مطالعات پیشین در زمینه رفتار خریداران مسکن با استفاده از پلتفرم‌های آنلاین، از هفت گام فراترکیب سندلوسکی و باروسو بهره گرفته شد. این روش امکان بررسی نظام‌مند مطالعات پیشین، استخراج مفاهیم و مضامین مرتبط و در نهایت ارائه یک الگوی را فراهم می‌کند.
جامعه آماری پژوهش شامل کلیه مطالعات و پژوهش‌های علمی داخلی و خارجی مرتبط با رفتار خریداران مسکن، پلتفرم‌های آنلاین املاک و مستغلات، رفتار خرید آنلاین، جست‌وجوی اطلاعات مسکن، تصمیم‌گیری خرید مسکن و فناوری‌های دیجیتال در بازار مسکن است که در بازه زمانی سال 2000 تا ژانویه 2026 منتشر شده‌اند. به‌منظور شناسایی مطالعات مرتبط، جست‌وجوی نظام‌مند منابع براساس کلیدواژه‌های اصلی پژوهش و ترکیب منطقی آن‌ها در پایگاه‌های علمی معتبر بین‌المللی شامل اسکوپوس و وب آو ساینس و همچنین پایگاه‌های علمی داخلی شامل پایگاه اطلاعات علمی جهاد دانشگاهی (SID) و نورمگز انجام گرفت. در فرایند جست‌وجو، مطالعات براساس معیارهای از پیش تعیین‌شده مورد بررسی و غربالگری قرار گرفتند و پس از حذف مطالعات نامرتبط، تکراری یا فاقد ارتباط کافی با موضوع پژوهش، مطالعات واجد شرایط برای مراحل بعدی فراترکیب انتخاب شدند.
در ادامه، با طی مراحل هفت‌گانه فراترکیب سندلوسکی و باروسو شامل تنظیم سؤال پژوهش، جست‌وجوی نظام‌مند منابع، غربالگری و انتخاب مطالعات مرتبط، استخراج داده‌ها، تحلیل و ترکیب یافته‌ها، کنترل و بررسی اعتبار یافته‌ها و ارائه نتایج نهایی، مفاهیم و مضامین موجود در مطالعات منتخب استخراج و در سطوح مختلف کدگذاری و طبقه‌بندی شدند. در نهایت، از طریق ترکیب مفاهیم و مضامین مشابه و مرتبط، مدل فراترکیب رفتار خریداران مسکن با استفاده از پلتفرم‌های آنلاین تدوین شد. بر اساس نتایج حاصل، عوامل شناسایی‌شده در سه محور اصلی شامل عوامل مربوط به خریداران مسکن، عوامل مربوط به پلتفرم و عوامل محیطی بازار مسکن دسته‌بندی شدند؛ به‌گونه‌ای که عوامل محیطی بازار مسکن نیز در سه بعد عوامل اجتماعی، عوامل اقتصادی و عوامل نهادی طبقه‌بندی گردیدند.

Designing a Meta-Synthesis Model of Homebuyer Behavior Using Online Platforms

چکیده English

This study aims to design a meta-synthesis model of homebuyer behavior involving the use of online platforms. In terms of purpose, the research is applied, and regarding methodology, it is descriptive-analytical, employing the meta-synthesis approach. To systematically identify, analyze, and synthesize findings from prior studies on homebuyer behavior via online platforms, Sandelowski and Barroso’s seven-step meta-synthesis method was utilized. This approach facilitates the systematic review of existing literature, the extraction of relevant concepts and themes, and the ultimate presentation of a model.
The statistical population comprises all domestic and international scientific studies and research published between 2000 and January 2026 concerning homebuyer behavior, real estate online platforms, online purchasing behavior, housing information search, housing purchase decision-making, and digital technologies in the housing market. To identify relevant literature, a systematic search was conducted using the study's key terms—combined logically—across reputable international databases (such as Scopus and Web of Science) and domestic databases (such as the Scientific Information Database [SID] and Noormags). During the search process, studies were evaluated and screened against predetermined criteria; after excluding irrelevant or duplicate studies—or those lacking sufficient connection to the research topic—eligible studies were selected for the subsequent stages of the meta-synthesis. Subsequently, by following Sandelowski and Barroso’s seven-step meta-synthesis process—comprising research question formulation, systematic literature search, screening and selection of relevant studies, data extraction, analysis and synthesis of findings, validation of findings, and presentation of final results—the concepts and themes within the selected studies were extracted, coded, and classified at various levels. Ultimately, by synthesizing similar and related concepts and themes, a meta-synthesis model of homebuyer behavior regarding the use of online platforms was developed. Based on the results, the identified factors were categorized into three main axes: factors related to homebuyers, factors related to the platform, and factors related to the housing market environment; the latter category was further classified into three dimensions: social, economic, and institutional factors.
